我是路過, 看到有人發問 順道回答了一下 沒有要soliciting..... CB, C21, ERA, and Better Homes and Garden 都是Realogy的關係企業 因為有一些affiliation的規範 一般的瀏覽都不會有會員的問題, 但他們都希望你註冊, 這樣可以有lead. 你如果註冊, 如果有留下地址, 可能有時還會收到(看你跟哪個franchise註冊)出版的雜誌, 我以前在ERA時, 他們提供的雜誌稱為Handyman, 每一期都附有一張Lowes的Coupon.
如果房子是買來自己住, 購買1-4 unit residential homes 都可以直接跟Listing Agent談, 加州允許dual agency, listing agent拿double commission, 至於能不能幫到,就靠運氣, 但如果不是自己要住的, 就必須要找有執照的經紀. 話說回來, REO能討價還價的空間 跟Short sale 一樣其實都有限, 大半都是as-is, 白紙黑字, 銀行同意,簽字付了錢就行了. 根據加州地產協會的2009統計, 加州大半的房屋屬於此類, 2009的購屋人中, 大概有38%的購屋者買的是REO, 還有三成以上的購買人需要有關價錢上的幫忙. 但不管怎樣, 大部分的情況, 買方都跟commission沒什麼關係.
小顧問說的對, 做功課的功夫很重要, 但不勞而獲的資訊並不完全, 一般的局外人大慨也只能靠經驗加運氣.
